We utilise third-party platforms including Airbnb and Booking.com.

We are not responsible for:

• Platform outages or errors

• Changes to platform policies

• Guest cancellations

• Review systems or ranking algorithms

Users are subject to the terms of those platforms separately.

5. Guest Behavior & Property Risk

​

We implement systems to attract high-quality guests; however, we do not guarantee guest behaviour.

We are not liable for:

• Guest damage

• Theft or misuse of property

• Noise complaints or neighbour disputes

Where available, claims may be submitted via platform protections such as AirCover, but outcomes are not guaranteed.

6. Financial Handling & Trust Accounting

We may handle funds on behalf of property owners in accordance with Queensland real estate legislation.

We are not liable for:

• Payment delays caused by third parties

• Platform payment issues

• Banking delays outside our control

7. Fees & Charges

​

Management fees, cleaning fees, and other charges are outlined in individual agreements.

We reserve the right to update pricing with reasonable notice.
